Dec 2007 - Taxe D’Habitation /TV licence – 154 Euros (12months)

B. The Notaire – Anne Marie LE ROLLAND – Pontrieux (English speaking)

1. The Notaire is delegated by Public Authority and is primarily concerned with validating contracts especially those involving real estate. He is independent and does not represent any party in the transaction. As some of the principal tax collectors dealing mainly with Stamp Duty, Capital Gains Tax and Registration Fees, Notaires are personally liable for any non-payment. This means that they will not complete transactions until any monies that are liable have been paid.

2. When selling property in France, the vendor chooses the Notaire. It is often beneficial to use the same Notaire as was used when you bought the property as he will have all the necessary documentation regarding your transaction on file and may therefore be able to speed up the process slightly.

3. During the 60 - 90 day time limit before the conveyance, the Notaire will prepare the conveyance document (acte authentique de vente) usually known as the acte. This will include the details that are contained in the Preliminary agreement. A draft copy of this will be sent to the purchaser to check it over before the conveyance.

4.The notaire’s fees and taxes are usually paid by the purchaser (6% of purchase price)

C. Franco/British Workshop

Throughout the last 2 years, I have been involved with the running of a Franco/British Workshop, acting  as  English Organiser/co-ordinator, within the  Plouec-du-Trieux Association. We currently meet once a week for 2 hours, where both language and cultures are shared. It is very successful with over 70 members (35 English & 35 French). This has proved to be an excellent way to meet and make French and English friends.

If required, I would be more than happy to introduce you to our many French and English members who are living within our region. Making friends can be  one of the hardest parts of living abroad.

D. Reason for selling our beautiful longère

Whilst living in France we have been running a French branch of our UK company from here. Unfortunately we are now finding that my husband spends more and more time in the UK with our UK employees and  clients. So we have decided to re-locate so we can spend more time  together. It has been a very difficult decision, especially with the almost completion of the 52sqm workshop. But this was constructed with other purposes in mind - for example we have put in the provision for a stairway to the 1st floor, and openings have been left to put in a large French window, which has superb views over the countryside. We feel there are many options for the prospective buyer to change the usage of this construction (planning permissions permitting).

Purchase price excluding Notaires fees:-  £265,000
